Question 1

Do you charge buyers a fee?

Accepted Answer

No. On sales we're paid by the seller, at the standard 1–2% depending on the value. On rentals the tenant pays one month's rent as brokerage, which is the Bengaluru norm. You'll know the number before we start, never after.

Question 2

How quickly can you arrange a site visit?

Accepted Answer

Usually within 48 hours, and often the same day for properties we manage directly. We'll confirm the slot on WhatsApp and send you the location pin.

Question 3

Do you handle the loan and registration paperwork?

Accepted Answer

Yes, end to end. We coordinate with your bank's valuer, prepare the sale agreement, verify the encumbrance certificate and khata, and book the sub-registrar slot. You show up to sign.

Question 4

What does property management actually cover?

Accepted Answer

Tenant sourcing and screening, agreement drafting and registration, rent collection with automated reminders, maintenance coordination, and renewal or exit handling. Typically 5–8% of the monthly rent.

Question 5

Can you help if I'm buying from outside India?

Accepted Answer

Yes — a good part of our sale work is for NRI clients. We do video walkthroughs, handle the documentation, and can act on a power of attorney if you can't travel for registration.
